Aiming to elevate creative office spaces in East Austin, we collaborated with the renowned Michael Hsu Office of Architecture to develop a distinctive office environment adjacent to their Phase 1 project. Spanning 162,000 square feet across six stories, the building features an array of amenities including 4,800 square feet of restaurant space, a fitness center, a conference room, and a shared 2,500-square-foot patio at ground level that seamlessly integrates with the surrounding landscape. Five of the six office levels are also enhanced with private terraces.

During the entitlement phase, we successfully secured City Council approval to extend the building's initial height from 40' to 60', and subsequently up-zoned to 74', resulting in a $2 million fee-in-lieu payment used as gap funding for an affordable housing project.
